Recurring clog or water damage: call an HVAC technician
A drain that keeps clogging, a cracked pan, or water damage needs a technician to find and fix the root cause.
Why this happens
Lennox says recurring clogs, extensive water damage, or a clog you can't reach are signs to call a professional. Trane lists a cracked or corroded drain pan as a leak cause, and Carrier says snakes, pressure methods and PVC cleaners are best left to a pro. Trane recommends professional maintenance twice a year.
What to do right now
- Set the thermostat to Off and switch off power to the indoor unit.
- Soak up standing water with a wet/dry vac or towels to limit damage.
- If water is on or near a light fixture or outlet, stay clear of it. Switch off that breaker only if you can reach the panel with dry hands while standing on a dry floor.
- Photograph the damage and the drain pan for the technician and for any insurance claim.

- How often the drain has clogged and what you used to clear it.
- Any rust, cracks or holes you can see in the drain pan.
- Where the water damage is.
- The brand and model from the indoor unit's data plate.
